BRE and Building Performance Group

BRE recently acquired  Building Performance Group (BPG), a leading London-based practice specialising in the whole life performance of large building projects such as hospitals, schools and commercial buildings. This acquisition has enabled BRE to enhance its whole life performance business. We can now offer a range of new services  that help clients make investment decisions that optimise expenditure and provide lowest cost options for the entire commercial life of a building, be it short or long term. We can:

  • develop robust whole life performance strategies with clients.
  • prepare best value standard specifications with Local Authorities.
  • work up specifications with PFI bidders, facilities managers or framework providers
  • produce optimal life cycle solutions backed by life cycle cost
  • monitor the plan against actual performance during the life cycle
  • procurement of  remedial works including survey, preparation of documentation and contract administration.

Case Study -  Wembley Stadium- Life Cycle Costs

With seating for 90,000 spectators - including 160 hospitality boxes, press and Royal Box facilities - extensive banqueting facilities supported by a central kitchen, retail facilities and a display area, the new Wembley National stadium is a large and complex organisation.

BRE was commissioned by Wembley National Stadium Ltd (WNSL) to provide an updated life cycle cost model for the stadium, reflecting design changes made since the original financial model was prepared, and further modifications identified in a review of income and running and maintenance costs. The model identified the life cycle costs of facilities management, maintenance, end of service life replacement and all related services.

BRE highlighted potential savings in the earlier life cycle cost model, and the updated model was used by WNSL to satisfy the funding due diligence requirements of the lending banks and Sport England.

BRE also assessed facilities management and hard and soft maintenance cost requirements over a period of 20 years following Practical Completion. In addition BRE was commissioned to comment on the contractor's strategies for service life, maintenance and waste management and the integration of the catering contract. BRE developed contracts for a number of the FM services including cleaning and waste management.
